Tamil Nadu · TNRRLTA 2017 · Complementary to tenancy.tn.gov.in

Create first. Register free on the government portal.

Agreements.co.in builds the signed, stamp-ready rental agreement; tenancy.tn.gov.in is the official Rent Authority registry where that agreement is recorded.

We don’t compete with the government. We prepare you for it — the same way ClearTax prepares your return before you file on the Income Tax portal.

Full agreement preview before payment. No charge to review.

The simple split

The simple split

Step 1 — Create & sign

Agreements.co.in

Draft, calculate stamp duty, lock TNRRLTA protections, get PDF / stamp paper / Chennai pickup or delivery.

Step 2 — Register

tenancy.tn.gov.in

Official TN Rent Authority registration of your already-executed agreement.

The portal is the destination. We are the preparation.

Who actually does the work?

Most people don’t choose “government vs us.” They choose between a half-day of typist + stamp chaos, a Word file from a broker, or a registration-ready document they can check first.

You

Owner of the relationship and the signatures.

You still do

  • Decide rent, deposit, dates, maintenance
  • Both parties read and sign
  • Complete Rent Authority registration

Hard alone: Article 35 duty, mandatory TNRRLTA clauses, clean PDF both parties keep.

Typist / writer

Types a page. Fast, local, familiar.

Usually includes

  • Printed draft from a template
  • Sometimes stamp paper help

Usually missing

  • Transparent total before commit
  • Locked TN-mandatory protections
  • Free full online preview for both

Fine for a plain page. Weak when a deposit dispute needs the agreement to hold up.

Agreements.co.in

Create the registration-ready instrument.

  • Guided form → full agreement PDF
  • Article 35 stamp duty before pay
  • TNRRLTA-style protections baked in
  • Free watermarked preview
  • Optional Chennai pickup / delivery

Like ClearTax for rental prep — not the government, and not a replacement for it.

Rent Authority

tenancy.tn.gov.in

Official registry under TNRRLTA 2017.

  • Legal duty to register the tenancy
  • Official record for enforceability
  • Government process and fee

Out of scope

  • Not your commercial clause library
  • Not stamp duty + print/fulfillment product
  • Not a substitute for the executed agreement

The government portal is the authority. We never claim to be it.

What “free DIY” often actually costs

Skipping a proper agreement doesn’t make registration free of friction. It shifts cost into time, rework, and dispute risk.

Path Typical time What you payMain risk
Portal only / incomplete paperHours finding a usable draft + stamp pathStamp duty + RA fee still dueWeak or wrong document → hard to enforce; deposit fights
Typist / broker Word fileHalf day + corrections₹200–₹2,000+ plus stampOpaque clauses; both parties argue “what did we sign?”
National generic sites20–40 min + wait on deliveryOften ₹349–₹2,000+; duty surprise at cartWeak TN depth; tracking complaints common
Agreements.co.in~10 minutes form + free previewFrom ₹49 digital; stamp duty shown before payYou only pay after you’ve seen the document

Stamp duty (Article 35: ~1% of aggregate rent + deposit) and Rent Authority fees are government costs either way. Our fee is for preparation, clarity, and delivery — not a government charge.

If the only question is “why pay anything?”, the better question is: what does a wrong deposit clause cost when someone moves out?

What you walk away with from Agreements.co.in

Before you ever open tenancy.tn.gov.in, you should already hold a complete, signed instrument.

  • Full rental agreement PDF — names, property, rent, deposit, dates, maintenance
  • Exact Article 35 stamp duty calculated and shown before payment
  • TNRRLTA-oriented protections locked in — deposit timeline, peaceful possession, lawful eviction path
  • Free watermarked preview you can share with the other party
  • Both parties can keep a copy — no “only the broker has the file”
  • Optional Chennai print path — store pickup or home delivery on stamp paper
  • Registration-ready structure for the Rent Authority next step

What still happens only on the government portal

Paying us does not finish registration. That is intentional — and correct.

  1. Use your already signed agreement (on stamp paper where required)
  2. Gather party IDs, photos, and property proof as your district requires
  3. Register the tenancy with the Rent Authority (mandatory under TNRRLTA 2017 — including 11-month agreements)
  4. Pay the government registration fee (commonly ₹100 service charge — verify live on the portal)
  5. Keep the acknowledgement / official record
Honesty: We prepare the document and explain the path. We are not the Rent Authority, not a law firm, and not a substitute for legal advice on complex disputes. Registration remains a government process.

How it works (2 steps)

1

Create & sign (us)

Fill the form → preview free → pay only if correct → download PDF and/or get stamp-paper print in Chennai → both parties sign.

2

Register (government)

Take the signed agreement through tenancy.tn.gov.in / Rent Authority process so the tenancy is officially on record.

Create → Sign → Register. Skip the middle chaos, not the government.

Frequently asked questions

Are you the same as tenancy.tn.gov.in?

No. We don’t replace the government portal. Agreements.co.in is where you create a complete rental agreement (preview, stamp duty, PDF or optional print). tenancy.tn.gov.in is where you register that signed agreement with the TN Rent Authority. Like ClearTax (prep) vs the Income Tax portal (filing) — different jobs, same journey.

Why should I pay if registration is on a government site?

Registration is only half the journey. You still need a proper written agreement, correct stamp duty, and clauses that hold up if deposit or eviction becomes a fight. Our fee is for that preparation and clarity. Government stamp duty and Rent Authority fees are separate and due either way.

Can I use you and still register on tenancy.tn.gov.in?

Yes — that’s the intended path. Create and sign with us, then register on the official portal. We are complementary.

Is Rent Authority registration required for 11-month agreements?

Yes in Tamil Nadu. Under TNRRLTA 2017, registration with the Rent Authority applies regardless of duration. Eleven months mainly affects Sub-Registrar practice, not the Rent Authority duty. See our registration guide for the step-by-step process.

Do you file registration for me?

Not as a free default. We prepare a registration-ready agreement and guide the process. Any managed filing, if offered later as a paid tier, will be labeled clearly — never confused with the government itself.

What if I only need a simple PDF?

Start with free preview. Digital agreement options start at ₹49. Upgrade to stamp paper, pickup, or delivery only if you need physical.
