Tenant police verification is a background check conducted by the local police station to verify the identity, address history, and criminal record (if any) of a prospective tenant. In Tamil Nadu, it is governed under the Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017 (TNRRLTA 2017) and is required as part of Rent Authority registration.

Collect Tenant Documents
Before handing over keys, ask the tenant for all required identity and address proof documents listed below. Make photocopies and keep them.
File the Verification Request
Visit your local police station (or use Chennai Police ECRM portal) with the tenant documents. Submit the Police Tenant Verification Form (Form-A). Some stations require the tenant to be present.
Beat Constable Visit
The assigned beat constable will visit the property to verify the tenant's presence and collect additional details if needed. Ensure the tenant is available.
Receive Clearance Certificate
Once cleared, the station issues a verification acknowledgement. File this with your rental agreement copies. If adverse background is found, you will be notified within the same period.
Register the Agreement
With verification done, complete Rent Authority registration on tenancy.tn.gov.in or via a Sub-Registrar office. The verification report strengthens your legal standing.
