This Agreement is governed by the Karnataka Rent Act, 1999 (Karnataka Act 34 of 2001), as amended by the Karnataka Rent (Amendment) Act, 2026 (Act No. 07 of 2026), read with the Transfer of Property Act, 1882 and the terms agreed between the parties. The Act's rent-fixation provisions do not apply to certain premises (including buildings less than 15 years old and low-rent premises), for which rent is governed by this Agreement, while its eviction and tenant-protection provisions apply. The Rent Controller and the courts at Bengaluru shall have jurisdiction.
