This Agreement is governed by the Transfer of Property Act, 1882 and the terms agreed between the parties. The Telangana Buildings (Lease, Rent and Eviction) Control Act, 1960 does not apply to premises exempted under its Section 32 — including government buildings, buildings less than 15 years old, and premises with rent above ₹3,500 per month in municipal-corporation areas (₹2,000 elsewhere) — which covers most modern Hyderabad rentals; where the 1960 Act does apply, its fair-rent, deposit and eviction provisions govern. The Rent Controller and the courts at Hyderabad shall have jurisdiction.

Where the Telangana content comes from

  • Telangana Buildings (Lease, Rent and Eviction) Control Act, 1960 (Act XV of 1960, amended 2005)

    Rent-control statute. Section 32 exempts government buildings, buildings under 15 years old, and premises above ₹3,500/month (corporation) / ₹2,000 (elsewhere) — so most modern rentals fall outside it. Where it applies: Section 7 caps advance at one month's rent; fair rent is fixed by the Rent Controller; eviction only on statutory grounds. Telangana has not adopted the Model Tenancy Act.

  • Transfer of Property Act, 1882 (s.106)

    Governs exempt market-rent leases; s.106 sets the default 15-day notice for a month-to-month tenancy when the agreement is silent.
